Renters Guide

Tenant General Information

Every home or property we manage is either owned by a separate individual or business entity, each with a unique set of standards and goals. Please note that the requirements listed below are only guidelines that may vary from property to property and owner to owner.

 

Income Level


• You should have a Gross Income of at least 2.5 times the monthly rent amount.
• All applicants over 18 may combine income.
• All applicants over 18 must submit separate applications.
• If you are self-employed we will need tax returns for the last two years.
• All sources of income must be verifiable and we reserve the right to require a co-signer.

 

Credit History


To determine satisfactory credit worthiness we run a report through a credit reporting agency. Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, or firearms. Our future tenants are required to have no felonies within the past 7 years and no sexual offenses ever. In certain cases ("adjunction withheld", "nolle prosse" or "adjunction deferred"), additional documentation may be required and the applicant may be denied on such basis.

 

Rental History

Your previous residencies must be free of evictions, judgments, and unpaid rents. No complaints regarding noise, disturbances, or illegal activities, and no damage to the unit or failure to leave the property clean.

Occupancy

The number of occupants is limited to 2 persons per bedroom (except for infants under two years of age). All occupants, 18 years of age and over must submit an application. Please Note: A non-refundable $48 application fee is charged for each adult over 18 years of age.

 

Pets

Policies on pets vary according to the property, however, no pets are allowed without written permission from the landlord (lease or addendum). Please be aware that none of our properties permit the following breeds of dogs: Pit Bulls, Dobermans, Rottweilers, Chows, Akitas, German Sheppards, Great Danes, Presa Canario, Wolf Hybrids, or near relatives. Pet policies are strictly enforced. The resident must provide an additional deposit and/or non-refundable pet fee acceptable to the landlord. Pet applications & Pet pictures are required for all pets. The above requirements in addition to fees and deposits are waived for "Medically Necessary Pets".

 

Fair Housing

It is unlawful and a violation of company policy to discriminate against any person based on race, color, religion, sex, national origin, handicap, or familial status, or to refuse to show, rent, negotiate, or otherwise make unavailable any rental unit. All RE/MAX Premier Properties Property Management employees are trained to provide fair and equal treatment for all people, whether or not they are included in a protected class.  

 

 

Submitting Your Application

1. The Application must be completely filled out and signed before it can be processed

2. Attach copies of supporting documents including:
• Photo ID
• Recent pay stubs
• Documents supporting other sources of income including Social Security, Disability, Child Support, etc.
• A copy of any military orders
• Copies of any satisfied court judgments which may still show on your credit
• 2 years tax returns (self-employed only)


3. Pay $65 Application Processing Fee:
• $65 application processing fee (non-refundable) Please Note: A $465 application fee is charged for every adult applicant 18 years & older.
• Forms of acceptable payment are: Cash, Money Order. No personal checks or E-checks please.
 

4. PLEASE NOTE: Depending on the timely response of employers, landlords, etc., your application will be processed within 1-2 business days.
 

 

 

Once You are Approved

 

Once your application has been approved, it's time to get busy. Below please find a checklist of items required prior to moving-in into your new home.
 

1. Pay the Full Security Deposit to Changing Latitudes Real Estate & Property Management This allows us to take the property off the market and gives you a move-in guarantee.
 

2. Schedule a Move-in Appointment with your property manager. During our appointment, the lease is signed and you are presented with keys. All parties on the lease must be present to sign.
 

3. Pay balance of move-in costs, which include:


• First full month's rent is always paid at beginning of the lease, even if the move-in date is not on the 1st
• Any remaining deposits (i.e. pet deposit, additional security deposit, if required)
 

4. Begin preparing for the Moving Process. Some helpful links are below:


• Reserve your Free Moving Truck, courtesy of RE/MAX Premier Properties, call 407-343-4245 to reserve the truck.  Based on availability.
• DMVFLORIDA.GOV: Information on obtaining Florida Drivers' License and Florida Vehicle Registration
• https://moversguide.usps.com/ Change your address with the Post Office
 

5. Contact your insurance agent to obtain Renter's Insurance!
 

6. Consider enrolling in our automatic payment by registering here on this site.  You will never have a late fee, check to write, or payment to remember!!
